Minutes of Ocean Grove Board of Directors Meeting
May 10, 2011
Board of Director Attendees: Brian Paradise, Bill Kornmayer, Tyler Saldutti, Lynn Brown (arrived at 8:15)
Meeting Called to Order: 7:00 PM
Quorum Established: Yes
Brian Paradise: Called meeting to order.
Brian Paradise: Gave proof of Notice of the Meeting.
Reading of Minutes:
Bill Kornmayer made a motion to waive the reading of the minutes from 4/12/11. Tyler Saldutti seconded the motion. All members voted Aye. Motion carried. All recordings of the meetings are available at the office.
Hardship leasing permit request 21-103
Bill Kornmayer made a motion to approve the request pending receipt of a job offer letter. Tyler Saldutti seconded the motion. All voted aye. Motion passed.
Update on collection accounts, Write offs
Treasurer’s Report and collection update given by Dirk Penzien. Copy of the report is available at the management office.

Reserve study completed
Manager, Dirk Penzien reported that Association Analysis, LLC had recently completed the reserve study for Ocean Grove. Their recommendation was to continue contributing the current amount to the Capital Reserve account with an 8% annual increase in the Capital Reserve portion of the fees.
Property car wash
Manager, Dirk Penzien reported that company that provides and maintains the car wash equipment informed us that they would no longer be servicing Northeast Florida and would be removing the equipment. He stated that Ocean Grove could purchase the used equipment from Smart Wash for $1,300, purchase a new vacuum and wash unit from JE Adams for $2,103, or Have Car Care Systems install their equipment which would require a new power supply be run to the car wash area and might have a monthly fee. Bill Kornmayer made a motion to spend $2,103 to purchase a new car wash. Tyler Saldutti seconded the motion. All voted aye. Motion passed.
Landscape committee presentation (moved to the end of the meeting)
Tyler Saldutti gave a report on the progress of the landscape committee and presented proposals for tree pruning, irrigation repairs, sod repair and replacement around the buildings, and the addition of benches on the property. Bill Kornmayer made a motion to approve the tree pruning at $17,500. Tyler Saldutti seconded the motion. All voted aye. Motion passed.
Bill Kornmayer made a motion to approve the irrigation repairs with a cap of $8,600. Irrigation repairs to be started after the tree pruning. Tyler Saldutti seconded the motion. All voted aye. Motion passed.
Bill Kornmayer made a motion to approve the sod replacement around the buildings for $12,747. Tyler Saldutti seconded the motion. All voted aye. Motion passed.
Tyler Saldutti made a motion to approve replacing Junipers around the property for $4,042. Lynn Brown seconded the motion. All voted aye. Motion passed.
The Board and attendees discussed the current issues with pets not being kept on leashes. The Board asked manager Dirk Penzien to draft a letter to go out to Ocean Grove Residents regarding the responsibilities of pet ownership at Ocean Grove and let Brian Paradise and Charlene Solomon look it over. In addition, resident Ashley Sugg is going to invite a representative from St. Johns County Animal Control to come to the property and speak the leash law and pet issues.
Manager Dirk Penzien presented a draft of a newsletter to Ocean Grove residents. He stated that the newsletter would be sent out bi-monthly. Charlene Solomon volunteered to improve the layout of the newsletter. The newsletter is to be emailed to everyone on Ocean Grove’s email list and posted in the display boxes. Copies will also be available at the office.

Brian stated that Bert Hernandez had emailed about the beach access gate being propped open for an event at the Lodge. Dirk Penzien reported that he had contacted the manager of the Lodge and was told that he was not aware of his staff using the gate, but he would let them know that it was not to be opened for their events.
Bill Kornmayer made a motion to adjourn. Lynn Brown seconded the motion. All voted aye. Motion passed.
